HOUSING LOAN for foreign citizens and Bulgarians who live and work outside Bulgaria
If you certify your credit liabilities by a credit report from a credit bureau/credit register, you could:
* Receive a loan to the value rate of up to 80 % of the market valuation of the real estate which serves as collateral of the loan whereas your own participation towards the deal price is 20 %. The loan amount is determined solely by the Bank valuation of the proposed collateral–there is no other limit for the maximum loan amount or the maximum loan exposure. * Choose the repayment term of up to 25 years; * Apply for a second loan from DSK Bank – after 3 months as of the date of approval of the first loan;
If you do not certify your credit liabilities by a credit report from a credit bureau/credit register, you could:
* Receive a loan to the value rate of up to 70 % of the market valuation of the real estate which serves as collateral of the loan whereas your own participation towards the deal price is 30 %. The loan amount is determined solely by the Bank valuation of the proposed collateral–there is no other limit for the maximum loan amount or the maximum loan exposure. * Choose the repayment term of the loan of up to 20 years; * Apply for a second loan from DSK Bank – after 6 months as of the date of approval of the first loan;
Furthermore, you can:
* Receive the loan at 7 % annual interest rate, irrespective of the loan currency; * Choose the loan currency – BGN, EUR or USD; * Provide as collateral the property you wish to purchase or other real estate on the territory of Bulgaria; * Receive the loan as a lump-sum or draw at several stages (for loans for purchase of real estates under construction); * Take advantage of a grace period of up to 12 months in which you pay only interest on the loan; * Chose a repayment option – even monthly installments or diminishing monthly installments;
In addition, you can:

MORTAGE LOAN for foreign citizens and Bulgarians who live and work outside Bulgaria
If you need funding for repairs or finishing works on newly purchased property; if you wish to refinance a loan taken out from another bank; if you wish to purchase another real estate or if you simply need free cash, apply for a standard mortgage loan and you could:
* Receive a loan to the value rate of up to 60 % of the market valuation of the real estate which serves as the loan collateral made by the Bank; * Receive a loan in EUR; * Receive a loan at 7.49 % floating annual interest rated formed by base interest rate of 4.19 % and add-on of 3.30 %; * Receive the amount as a lump-sum in your account with DSK Bank; * Repay the loan for a term of up to 15 years; * Make even installment payments; * Use the funds however you choose; the Bank does not control the loan usage.

FEES AND CHARGES Apart from the charges indicated by DSK BG Properties For All will charge a fee of 200 Euros which will cover all your legal, administration and document fees in Bulgaria. In case you use the services of another real estate agent, we charge 500 Euros. There will also be a government tax of around 150 Euros payable, to a Notary upon signing the mortgage agreement. Our fee is payable when your application is submitted. |
